    Abstract
This study was about the effect of organizational participation and sustainability of income generating projects in UCCs. The objectives of the study included: To establish the extent to which planning affects sustainability of projects in UCCs; to examine the extent to which implementation affects the sustainability of income generating projects in UCCs; to establish the extent to which operation and maintenance affects the sustainability of projects in UCCs. The study employed a cross sectional survey design and used both qualitative and quantitative techniques in data collection. The sample included 544 respondents and 15 key informants. The response rate was 85.67%.The quantitative data was analyzed using descriptive statistics, Pearson coefficients and regression analysis. Qualitative data was summarized and quoted or paraphrased in some cases. The findings revealed that Planning had a correlation of 0.883*** and a coefficient of 0.779.This means that the independent variable dimension; planning, accounts for 77.9% of the variations in sustainability of projects in UCCs, the rest could be attributed to other factors, other than planning. Implementation had a correlation of 0.893*** and a coeffient of 0.797.This means that the independent variable dimension; implementation, accounts for 79.7% of the variations in sustainability of projects in UCCs, the rest could be attributed to other factors other than implementation. Operation and maintenance had a correlation of 0.841*** and a coeffient of 0.707.This means that the independent variable dimension; operation and maintenance accounts for 70.7% of the variations in sustainability of projects in UCCs. The study revealed that participation of project beneficiaries leads to sustainability of income generating projects. Based on the findings, the researcher’s recommendations among others was that demand based approach should be emphasized in undertaking any project. This is because sustainability of the projects depends on whether their products and services are demand driven by the needs of the stakeholders.
