Land Registration and Financial Acquisition at the Buganda Land Board

dc.description.abstract | The study assessed the effect of land registration reforms on financial acquisition in Uganda at Buganda Land Board (BLB). The study specifically examined the influence of computerized land registration systems at BLB on mortgage financing at BLB, examined the effect of zonal offices on land sale at BLB, and ascertained the moderator effect of government policy on Land registration reforms and financial acquisition at BLB. The study used a cross sectional research design. A triangulation of both qualitative and quantitative approaches using structured questionnaire and interviews, and documentary review were employed. The study found a very strong and positive correlation between computerized land registration and mortgage financing, between BLB zonal offices and land and still a strong and positive correlation between government policy on land registration reforms and financial acquisition with Pearson correlation coefficient r, of 0.803, 0.815 and 0.923 respectively. It was found that computerized land registration at BLB is a better predictor of financial acquisition at BLB than Buganda Land Board zonal offices. All the variables were statistically significant at 99% confidence level. The study concluded that both Buganda Land Board zonal offices and computerized land registration at BLB are good predictors of financial acquisition in Uganda at Buganda Land Board. The study recommended that BLB should aim at automating the whole system of land registration opening of zonal offices and reform activities such as Systematic Demarcation are vital in the short and long run, BLB should also sensitize the public about the laws and policies that govern land and financial acquisition with land used as security. This is due to the fact that the unclear land law/policies make both financial acquisition and land registration reforms done at BLB a challenge among other recommendations. | en_US |
